Here you will find all you need to know about how you should go about getting a Building Energy Rating for your home or development.

How do I get a Building Energy Rating?

Homeowners
If you need to book a Building Energy Rating the process is simple. All you need to do is contact us and we will talk you through all you need to know.

In essence what will happen once you make a booking the process of obtaining your BER will be as follows:

Our Nationally qualified assessor will need to come and visit your dwelling in order to survey your house. This will usually take between two to three hours to complete (depending on how large or complicated your dwelling is).

Factors inspected will include the following:
  • Size, geometry and exposure of the dwelling
  • Materials used for construction of the dwelling
  • Thermal insulation of the different elements of the building fabric
  • Ventilation characteristics of the dwelling and ventilation equipment
  • Efficiency, responsiveness and control characteristics of the heating system(s)
  • Solar gains through glazed openings of the dwelling
  • Thermal storage (mass) capacity of the dwelling
  • The fuel used to provide space and water heating, ventilation and lighting
  • Renewable and alternative energy generation technologies incorporated in the dwelling.
Once all of the above has been recorded we will use calculation methods and software, approved by Sustainable Energy Ireland (SEI) in order to calculate your Building Energy Rating.

On completion of your Building Energy Rating you will be provided with three separate Documents:
  1. BER Certificate
  2. Advisory Report
  3. Detailed Report
BER Certificate
This document will show you your actual BER rating. It is a one page document which will present to you in graphical format how your building will perform, with A being the best and G being the worst.

Detailed Report
Along with the building energy rating certificate we will provide a detailed report which will outline whether or not the house is compliant with the building regulations (in terms of energy efficiency) as well as illustrate in full detail the specific details of the assessment.

Advisory Report
In addition to a building energy rating certificate, as standard an advisory report will be provided which will give you useful information on how to improve the use of energy within the dwelling.

Advice contained within the advisory report will include the following:
  • Building Fabric
  • Walls, Roof and Floors
  • Windows and Doors
  • Healthy Ventilation
  • Space Heating
  • Water Heating
  • Lighting
  • General Advice
Your BER will last for ten years once you obtain it.

The Building Energy Rating Assessment will be carried out in accordance with the Code of Conduct for Building Energy Rating Assessors. All Energy Rate Ireland assessors are registered and listed on the Register of BER Assessors. Energy Rate Ireland is a full member of the BER Assessors Association of Ireland. We are covered fully by both Public and Indemnity Insurance.

Developers/Self-builds

At the moment the process of obtaining a BER label is split into two sections:
  • A Provisional BER
  • Full BER
Provisional BER
If it is the case that you are intending to sell a property off the plans, that is to say a new house then you will need to get a Provisional BER.

By law the Provisional BER label must be then provided to the potential purchaser of the property.

It is important to note that a provisional BER lasts for no more than two years and allows for the sale of the property off the plans only.

This BER label is based on pre construction plans.

Full BER
On completion of the dwelling a full BER must be provided to the purchaser.

A full BER label will carry with it an advisory report that will take into account changes, if any, that were made to the dwelling during construction which were used to calculate the Provisional BER.

A full BER label lasts 10 years from the date of issue.

On completion of construction a dwelling must have the Provisional BER label upgraded to a Full BER
