Building Energy Rating

New dwellings that have applied for planning permission since 2007 (and granted since 2007) must now by law have an official Building Energy Rating.

Energy Rate Ireland provides Building Energy Ratings for your home or development.

A member of our team of National Energy Assessors will rate your home or development in accordance with the national criteria set out by Sustainable Energy Ireland, the national body set up by the government in 2002 as Ireland's national energy agency.

The process of Energy Rating your dwelling or development will be as follows:
  1. Assessment of house or house drawings by a one of our national qualified assessors
  2. Issue of a Building Energy Rating Certificate
  3. Issue of a Detailed Report
  4. Issue of advisory report
Assessment of house or house drawings by a one of our national qualified assessors
Our registered BER assessor will carry out the BER based on the plans and specifications for a new building. This will be done by following standardised procedures using approved calculation methodology.

Issue of a Building Energy Rating Certificate
Once your house or development has been assessed by us we will provide you with a BER Certificate.

A BER Certificate looks much like the rating label that comes with a household electrical appliance. It lends itself to the same concept.

This is done by using a scale to represent how energy efficient the building is. The BER scale ranges from "A1" (most efficient) to "G" (least efficient).

This will tell you how efficient your house or development is in terms of energy efficiency wile also illustrating how much carbon the dwelling will contribute.

Issue of a Detailed Report
Along with the building energy rating certificate we will provide you with a detailed report which will outline whether or not the house is compliant with the building regulations (in terms of energy efficiency) as well as illustrate to you in full detail the specific details of your assessment.

This will include details such as:
  • Property and assessor details
  • Property dimentions
  • Ventilation details
  • Building elements
  • Water heating
  • Lighting and Internal gains
  • Net space heat demand
  • Distribution system losses and gains
  • Energy Requirements
  • Summer Internal Temperature
  • Results
Issue of an advisory report
Advice contained within the advisory report will cover the following:
  • Building Fabric
  • Walls, Roof and Floors
  • Windows and Doors
  • Healthy Ventilation
  • Space Heating
  • Water Heating
  • Lighting
  • General Advice
Following assessment Energy Rate Ireland will provide you with either a Provisional or Full BER label/certificate, depending on what stage your building is at.

Can I get an Energy assessment done on my home even if I don't need it by law?

Yes you may get a BER assessment done for your dwelling to ascertain the energy rating it would achieve. The result will not be uploaded onto the national database, therefore you will not get an official BER Certificate for your dwelling.

However, an unofficial BER and advisory report could provide you with some useful information that could in turn be used to save energy consumption of your house (resulting in lower energy bills).

How much does this cost?

Typically Energy Rate Ireland will charge between €300 and €350 plus vat for a BER.

Cost may vary depending on whether the building is new or existing, and according to building size and complexity.
